When to Aerate and Overseed in Virginia (Chesterfield Dates)
August 20 to October 15, September if you can. Why spring almost never works, what the job includes, and what it costs by lot size.
For tall fescue in Chesterfield County, the aeration and overseeding window is August 20 through October 15, with September the sweet spot. Soil is warm enough for fast germination, nights are cooling, and the new grass has two months to root before frost.
Why fall and not spring
Fescue seeded in March germinates fine and then meets July with two-inch roots. Most of it dies; the rest gets crowded by the crabgrass that the spring pre-emergent would have stopped, except you cannot use pre-emergent on a lawn you just seeded. Fall seedlings get September and October to root, go dormant with a real root system, and come out of March as established grass. The difference is not subtle. On Chesterfield clay, a fall overseed roughly doubles the density of a thin lawn; a spring overseed is money spent on the birds.
What a proper job includes
- Core aeration, two passes, with a machine that pulls 2-3 inch plugs. Spike aerators and the shoes do not count; they compact the sides of the hole.
- Seed at 4-6 pounds per 1,000 square feet of turf-type tall fescue, ideally with a spreader pass in two directions so the seed falls into the holes.
- Starter fertilizer (higher phosphorus) and lime if the soil test calls for it, which on our clay it usually does.
- Plugs left on the lawn to break down; they are topsoil and they disappear in two weeks.
Ask what the crew's seeding rate is and what cultivars are in the bag. A price that seems low usually means a light rate of K-31.
Aftercare, the part people skip
- Water lightly every day for 14-21 days - the surface has to stay damp until germination, then taper to deep watering twice a week.
- Do not mow until the new grass is 3 inches tall, then mow high and mulch.
- No pre-emergent until the following spring; no weed killer for at least six weeks.
- Leaves off the seedlings. The oaks drop in November; a wet leaf blanket for a week kills a September overseed. Book the first leaf cleanup early.
How often
Every fall for the first two or three years on a thin or new-construction lawn; every fall or every other fall on an established one. On Chesterfield clay, the aeration alone is worth doing annually even if you skip the seed.
