Winterpock covers the southwestern corner of Chesterfield where subdivisions sit on acre-and-up parcels and the county starts turning into farmland. An acre of maintained turf is a fundamentally different job from a quarter-acre lot: it is an hour of mowing rather than twenty minutes, it takes commercial equipment, and the annual cost of keeping it looking manicured runs into real money.
Which is why the most useful thing the estimator does out here is separate turf from acreage. Plenty of Winterpock parcels are an acre on the deed and half an acre of mowed lawn, with the rest in trees, pasture or natural area. Those two properties should not pay the same, and here they do not.
An acre or more typical, with up to about 38,000 square feet of maintained turf on a fully open parcel and far less where trees or natural areas take over. Well water is common, which makes summer irrigation a different calculation than it is on county water. Open sun, clay soil, and enough ground that equipment size drives the price as much as area does.
Winterpock subdivisions vary widely. Some newer developments have covenants, many older parcels have none at all. There is no single standard for the area.

Many people do, and on a large lot it makes sense. Expect about 15 percent more per visit and a taller cut, but fewer visits overall.
