Homes built in the last fifteen to twenty years sit on graded lots where the topsoil was stripped, spread thin and sodded or seeded over compacted subsoil. That is not a knock on the builders, it is how volume construction works everywhere, and it has a predictable consequence: the lawn looks perfect for two years and then thins.

The fix is the same every time and it is not more fertilizer. It is core aeration into that compacted layer, overseeding in the fall, and a few years of organic matter working its way down.
