How the calculator prices a lawn
Professional crews don't charge by the hour; they charge by the job, and the job is set by how much grass there is. The formula is a base charge (getting a crew and equipment to your driveway) plus a rate per 1,000 square feet of turf, then multipliers for how often you mow, how the lawn looks today, and whether it's flat or sloped. Below a certain size, a per-visit minimum takes over.
Typing an address lets us read the lot from county parcel records and subtract the house footprint and driveway; a lot-size tier works anywhere.
The actual numbers in the formula

A worked example
Take a 0.28-acre lot, which is 12,197 square feet on the deed. The house covers about 2,200 square feet and the driveway, path and patio another 1,632. That leaves 8,365 square feet of actual grass, which is the only number that matters.
Which is why the calculator returns $50 to $65 a visit for that lawn, or $217 to $281 a month on a weekly schedule. Run the same math on a small city lot and the formula lands under the minimum, so the minimum is what you pay. That is the whole reason a 3,000 square foot lawn does not cost a third of a 9,000 square foot one.

What moves the price
- Turf area, not lot size. A wooded half-acre can have less grass than a sunny quarter-acre.
- Frequency. Biweekly visits cost ~15% more each because there's more to cut; weekly costs more per month.
- Condition. An overgrown first cut runs 30-40% more once.
- Terrain and obstacles. Slopes, fences and lots of trimming add about 10%.
- Region. Central Virginia sits mid-range nationally; Northern Virginia and coastal metros run 20-30% higher.
